CREDIT AGREEMENT AND SECURITY AGREEMENT WITH VTB BANK

Moscow, Russia - 09 February 2012 - HALS-Development (LSE, MICEX: HALS), a major Russian real estate company, announces that the Company has signed a credit agreement with VTB Bank to finance the Company's current activity.

Under the terms of the deal VTB Bank will provide the financing of up to 980 million of RUR, interest rate on a credit - 9,5% per annum, repayment of a credit - 31 December 2016.

Simultaneously in order to ensure the performance of obligations the Company has pledged 1 891 000 ordinary shares of Hals-Technopark JSC (balance sheet value of shares - 756,37 million RUR, collateral value of shares - 189,1 million RUR).
