Bathroom features that add the most value to your property

When you're thinking about selling your property it's always good to know how you can get the highest selling price possible.

To give you a heads up, Showers To You consulted 32 different estate agents, property professionals and designers from around the UK to find out how homeowners can maximise the value of their property when renovating their bathroom or adding a new one. Seeing as this room is one of the most used in the house it's important to get it right.

So what comes top of the list? It may come as a surprise but around 76 per cent of property specialists say quality tiles with good grouting add the most value to bathrooms. It may be simple but it's effective.

Next in line is an electric or power shower, with 70 per cent saying it adds value, plus well-sized fixtures, such as the sink, toilet, shower or bath (66 per cent).

The feature that adds the least value according to experts is underfloor heating with only 34 per cent of experts suggesting this will boost your property price.

'I believe appearance is the underrated key to it all,' property investor and analyst Dan Gates said. 'Whilst the popular consensus may be to splatter white paint and fixtures across the bathroom, it may come across as too boring.

'When giving the bathroom a lick of paint, choose soft colours as going for dark colours may make the bathroom feel confined and smaller.

'Additionally, integrating features such as a heated towel rail and power shower could add vast appeal in the eyes of prospective buyers.'
