Brixmor Property Group (NYSE:BRX) investors are sitting on a loss of 16% if they invested a year ago

It's normal to be annoyed when stock you own has a declining share price. But often it is not a reflection of the fundamental business performance. So while the Brixmor Property Group Inc. (NYSE:BRX) share price is down 20% in the last year, the total return to shareholders (which includes dividends) was -16%. That's better than the market which declined 21% over the last year. Longer term shareholders haven't suffered as badly, since the stock is down a comparatively less painful 9.6% in three years. Even worse, it's down 18% in about a month, which isn't fun at all. But this could be related to poor market conditions -- stocks are down 11% in the same time.

Since shareholders are down over the longer term, lets look at the underlying fundamentals over the that time and see if they've been consistent with returns.

To quote Buffett, 'Ships will sail around the world but the Flat Earth Society will flourish. There will continue to be wide discrepancies between price and value in the marketplace...' One way to examine how market sentiment has changed over time is to look at the interaction between a company's share price and its earnings per share (EPS).

During the unfortunate twelve months during which the Brixmor Property Group share price fell, it actually saw its earnings per share (EPS) improve by 50%. It's quite possible that growth expectations may have been unreasonable in the past.

It's fair to say that the share price does not seem to be reflecting the EPS growth. So it's well worth checking out some other metrics, too.

Brixmor Property Group's dividend seems healthy to us, so we doubt that the yield is a concern for the market. The revenue trend doesn't seem to explain why the share price is down. Unless, of course, the market was expecting a revenue uptick.

What About Dividends?

It is important to consider the total shareholder return, as well as the share price return, for any given stock. The TSR incorporates the value of any spin-offs or discounted capital raisings, along with any dividends, based on the assumption that the dividends are reinvested. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. In the case of Brixmor Property Group, it has a TSR of -16% for the last 1 year. That exceeds its share price return that we previously mentioned. And there's no prize for guessing that the dividend payments largely explain the divergence!

A Different Perspective

While it's never nice to take a loss, Brixmor Property Group shareholders can take comfort that , including dividends,their trailing twelve month loss of 16% wasn't as bad as the market loss of around 21%. Longer term investors wouldn't be so upset, since they would have made 5%, each year, over five years. In the best case scenario the last year is just a temporary blip on the journey to a brighter future. I find it very interesting to look at share price over the long term as a proxy for business performance. But to truly gain insight, we need to consider other information, too.
