Finance lease

A long-term agreement in which one party rents a physical asset such as a building and makes regular payments to the other to cover the cost of ownership. The party making the payments is responsible for maintenance, insurance and tax costs. The leased item is recorded as an asset on their balance sheet and the value of the lease payments as a debt. A finance lease is also called a capital lease.
