One of the reasons I’m not worried about another collapse in the housing market like 2007-2008, ie that back then the market was flooded not only with subprime mortgages but an oversupply of housing. After the crash homebuilding was drastically reduced, leading to the first major housing shortage since WWII. That more than explains why the average house is so expensive these days. I don’t know for a fact but I would suspect that the pending infrastructure deal will include funding for affordable housing, which will cause businesses like DHI to boom. Assuming rates don’t get out of control I would want to be invested in the home builders for the long haul.

It might split 4:3 before it reaches to much past $100. The last split was in 2005 at a 4:3. The current pace is not warranted considering the overvalued home prices. I can understand buying a home do to low interest rates, but the economy otherwise is a little shaky. Refy's are a better option. Besides, people are getting a free pass on not paying mortgage payment where they are now. Why buy a new place. Makes no sense. I might buy after a split at $75, if it does split. Not buying now, that's for sure.

The mortgage applications have declined sharply for the past three weeks now mainly due to interest rate hikes & support may have to come from a general economic recovery.

Builder stocks down today because of news of pending home sale declines and builders have limited invenotry and cant keep up. This is GOOD news not bad for builders. ah the market

Home builder stock getting beat up because rates broke out of the 2's and are now 3% ( read that again and note how ridiculous this is!!). 3%-5% are incredible historically speaking for real estate. Buyer pressure will not relent even if we get to the 4's. Irrational panic by investors who dont get it. DHI- MTH- HOV- BZH on the heels of a record breaking year.

This company doesn’t treat employees very well I hear. They treat an experience—first home—like a fast food exchange. I believe the home buyer and the the builder should have personal, decentralized contact—not a two day house that shows up on the sheets GAAP requires.
