    New investor here looking at GOOD as a potential buy. One thing that is scary is the payout ratio. I saw that the ratio is above 100% thus making the dividend unsafe. Is this correct?

    Rule of 72. Divide 72 by the yield and that tells you how long until the stock value doubles. So 72/8.5% ((roughly the current yield at current price of GOOD) and you get roughly 8.5 years for your investment in GOOD to double. That assumes zero share price appreciation. Doesn't work for me because I live off social security and dividends so I spend my dividends. As long as the dividends are not cut I won't ever sell GOOD, except for the 2K shares I recently bought specifically to flip. However they sank so no flipping happening anytime soon.

    Do the math on 250k of this stock at current price in ten years. Base it on it not moving. The divs almost double it’s value alone. Now imagine buying all dips and then it being 23-28$ a share in 10 years. Idk much but that’s a slam dunk if you ask me.

    The only way to get a dividend raise out of GOOD is to buy it cheaper

    I think just about every Reit will take a pounding for some time to come. If Powell can get inflation down, the interest rates will follow too when he cuts off the pressure to raise rates. If Good goes through these next couple of years without cutting a dividend, then this will be a very long term keeper....as long as management keeps the steady course they are on.

    One more day like this with a 70 cent drop in share price and I will be forced to buy yet another 1000 shares. Yield is 8% at this price.
