    This article on Yahoo is a bit incorrect. The reason for the £1.7bn loss is mainly property revaluations, which accounts for £1.6bn of the loss. Property revaluations on P&L started after the change in accounting standards from IAS17 to IFRS16. Property revaluations isn't a cashflow issue and will fluctuate positive and negative from year to year. Rent collections only indirectly affects profit through increase in bad debt provision, but are more of a cashflow item and new leases wouldn't affect previous year's profit.

    It is high risk because Hammersons are technically in breach of some covenants due to covid and there is no liquid market for shopping centre sales, but it is also potentially high reward, if they get through this crisis and it isn't followed by another crisis they could return to paying dividends comparable to previous years.

    Hammerson released an independent valuation report today on their investor relations page. Page 4 is interesting. Total property holding £6.3B. and that £6.3B is "apportionments of the Fair Values of the Properties on the Company's share of the proportionate interest in the Joint Ventures and Associates". So it's what they own. It's not cash, but the valuation is a B up on the annual return they just released, not bad when the entire market cap is 1.5B. Hopefully show in the next half year results.

    40% up on my initial investment. This baby is only just getting started. The U.K. is still in lockdown and this stock is rising.

    There will be a huge pent up demand to get out shopping on the high street again. Yes Amazon etc are the future but people haven’t been out the house in months. This still has room to run.

    There's only one thing I like better than travelling around and "picking" (especially sports cards & Memorabilia)... and that's finding stocks like this randomly searching to throw a couple $Gs at. What a no brainer play this is. Good Luck ALL!!!

    With earnings the new NAV (net asset value) is around 0.82p, we have atleast double the upside, and have a 0.2 div coming in may (no company going under will hand out div) plus the worst is over, everything is opening up in the coming months and with the interest rate scare Reits are a great hedge and institutions know that...
    Still a great time to get in!

    Even if you take another 20% off the EPRA NTA still result in 67p. Economic recovery will be uneven due to vaccine rollout and UK is ahead of the game.
