The Dublin-based firm expects an adjusted net income in the range of $145 million to $165 million for the first quarter, compared with a profit $154.3 million in the year-earlier period and a consensus estimate of $137 million, according to Citi. James Hardie also reported a 2% fall in reported adjusted net income to $605.5 million for financial year 2023. The company, however, flagged that it sees demand for new homes in the United States — which accounts for James Hardie's majority of revenue — to decrease between 14% and 19% in fiscal 2024 over uncertainty in housing markets.

(Reuters) -James Hardie Industries cut its annual profit forecast for a third time on Tuesday, sending its shares down nearly 9%, as aggressive monetary policy tightening across the globe slows the housing market and dents demand for building materials. Central banks around the world have jacked up interest rates rapidly since early 2022 to tame runaway inflation, squeezing consumer capacity to borrow and in turn impacting housing demand. "It's a difficult period for companies tied to the real estate sector, with central banks continuing their aggressive tightening cycles," said Josh Gilbert, a market analyst at Israeli online brokerage firm eToro.

Demand in the housing market has tapered down owing to an aggressive policy tightening by global central banks to contain decades-high inflation, making it less affordable for consumers to take out mortgages. Sales of new U.S. single-family homes dropped in September and data for the prior month was revised lower, as the housing market in the country continues to stand out as the economic sector absorbing the hardest hit from the Federal Reserve's aggressive interest rate hikes. "We see a weakened housing market for the remainder of our fiscal year, softening volumes in all three regions we participate in," James Hardie Chief Executive Aaron Erter said.
